Inverell has made the list of realestate.com.au’s Hot 100 locations to watch in 2025 alongside 21 other locations in NSW.

The list was compiled by a panel of industry experts – including the heads of major agency groups, buyer’s agents, researchers, investors and an academic – and complemented by PropTrack data and economic analysis, with the criteria for the list including Affordability, Amenity, Family Appeal, Location, Investment Prospects, Gentrification, Population Growth, Demographic change and Infrastructure.

With a population of just over 12,000 residents within the township, the Sapphire City, which is the only location in the New England region to make the list, was voted for its affordability with a median house price of $380,000 compared to a median house price of $436,000 in Tamworth.

Coffs Harbour was the only other location in the NSW Northern region to also make the list voted for affordability and infrastructure.
