Inverell Shire Council has determined a proposed sale price of $50,000 excluding GST for an approximately 4,000 square metre portion of Council owned land adjoining Inverell Sporties at 35 Glen Innes Road, Inverell.
The price is supported by an independent valuation on the basis that the land is rezoned to RE2 Private Recreation, reclassified as Operational Land and subdivided.
Inverell Sporties has indicated its agreement to the proposed price, subject to completion of the required statutory processes.
Council will now prepare a Planning Proposal to amend the Inverell Local Environmental Plan 2012 by rezoning the land from RE1 Public Recreation to RE2 Private Recreation and reclassifying it from Community Land to Operational Land.
The Planning Proposal will be submitted to the NSW Department of Planning, Housing and Infrastructure for Gateway Determination. Subject to that determination, the proposal will be placed on public exhibition and an independent public hearing will be held in accordance with legislative requirements.
Inverell Sporties will be responsible for costs associated with the Development Application, any required third-party environmental or technical studies, the subdivision survey and registration with NSW Land Registry Services.
Council will meet its internal costs for preparing and processing the Planning Proposal, rezoning and reclassification, including the public hearing.
The agreement on price does not constitute a completed sale.
The land remains classified as Community Land and cannot be sold unless the statutory planning and reclassification process is successfully completed.
Following public exhibition and the public hearing, Council will receive a further report considering any submissions and findings before deciding whether to finalise the Planning Proposal and proceed with disposal of the land.
